http://www.homeinspectioncarolina.com Charlotte home inspector Preston Sandlin was recently on HGTV’s My First Sale. The Cornelius sellers were selling their home to move up and take their kids out of daycare. They had an offer but there was siding issue that the Charlotte home inspector found and there was an issue with the dog next store that kept barking and was a little on the mean side. The first buyers decided not to move forward. I didn’t kill the deal Preston said, It was the dog. Fortunately another buyer came along and bought the house and they weren’t even concerned with the siding issue. http://www.askthecharlotteinspector.com
Charlotte Home Inspector Scott Walker was inspecting a 4 year old home Friday with a sealed crawl space when he found active termites coming up behind the walls of the insulation of the foundation wall. Normally termite treatements involve trenching treating an rodding the inner and outer foundation walls as well as drilling and treating each of the piers with hollow voids. The problem with the sealed crawl are that this type of treatment now becomes impossible without taking down some of the plastic compromising the sealing.
With that being said I have to say I am a big fan of sealed crawl spaces. I have seen hopelessly wet moldy crawl spaces transformed to dry clean safe crawl clean enough to eat off of. Also being a home inspector I would much rather crawl a sealed crawl space much rather than one that was not. There is a downside to the sealed crawl space though. If they get termites it become very hard to treat but it is possible.

Charlotte Home Inspector Preston Sandlin uses thermal infrared cameras to scan houses during home inspections allowing Home Inspection Carolina to see things that other home inspectors can’t. Take a look at this picture and you can see the cold spots at the top of the wall where energy is being lost. What has happened here is that the insulation has settled causing a cold spot. This could easily be rectifies by drilling a small hole and spraying insulation and thus reducing enery costs. If you getting a home inspection in the near future consider getting a an infrared thermal scan because it show things that can be seen with the naked eye.

Common Questions and answers:
What type of appliances can you check?
The RecallChek report covers anything that can be attached to the home…kitchen appliances, washers & dryers, furnaces, air conditioners, water heaters…even pool equipment.
What’s the most commonly recalled appliance?
Believe it or not, dishwashers. We think this has more to do with price point than anything. Look at it this way , when General Electric orders a half million dishwashers to be manufactured in China, they need to save on shipping and raw material costs. So what they do is they hire engineers to come up with the smallest possible components…like solenoids that can leak and relays that can overheat and cause fires. When they test 100 dishwashers, everything can go fine, but once you have hundreds of thousands of them in use in real scenarios problems can arise.
Won’t people be made aware of a recalled item, like they are with autos?
Cars are a little different – they are pretty much universally registered with motor vehicle bureaus. Therefore, there’s a reasonable way for the manufacturer to contact the owners. Usually it’s the dealers that accomplish that too, because they have a vested interest in doing the repairs and billing the manufacturers they represent.
In home appliances, it’s a little different. A very small number of appliances every get registered- maybe as few as 1%- so while the manufacturers do post public notices, there’s usually very little publicity and they don’t get seen by the appliance owner.
How often are appliances recalled?
Every month we process several tens of thousands of newly recalled merchandise.

Recently high Radon levels have been found in some new Charlotte NC Condos even on high up floors. Since Radon come from the decay of radio active material in the ground, how can this be posssible? First a I think an explanation of what Radon is in order here.
You can not smell or taste it but it could be a issue in your home. It’s estimated to cause thousands of deaths every year. Radon is a cancer-causing, radioactive gas, & when you breathe air containing the gas, you can contract lung cancer. In reality, radon has now been declared the second primary cause of lung cancer in the U.S. Today. The only thing that causes lung cancer more than radon gas is smoking tobacco. If you smoke and your home has high radon levels, your threat of lung cancer is notably high.
Radon gas can be found all over the United States. It comes from the natural decomposition of uranium in soil, rock & water & get in the air you breathe. Radon can penetrate any type of building, housing, offices, schools & build up to high levels. But you & your family are most likely to contract the greatest exposure at home since that is where you spend most of your time.
Here at home inspection Carolina we have found several condos with high levels of Radon. How is this possible? The Radon is coming from the aggregate in the concrete. The aggregate contains Uranium and then is emiting Radon as it breaks down. One such Condominium complex is Latta Pavalion in Dilworth. I will say this though that Latta Pavillion underwent a 1.2 million dollar Radon mitigation and we have testes 7 units since and they have all come back with low levels of Radon. It appears if the mitigation is done properly the danger can be controlled. We at Home Inspection Carolina recommend you always get a Radon test before purchasing a home or condo but especially if you are buying a new condo.
