 Hello everyone. So very sorry to be getting this months’ newsletter out so late. I have been very busy with home inspections and keeping an eye on our new son. He is now 3 months old and keeping us very busy.

I am pleased to announce that I am now able to offer another service with my home inspections. This new service is a very good tool for homebuyers and homeowners alike. As you probably guessed by the heading, this new service is thermal imaging.
 
What is thermal imaging? In very simple terms, this is a camera that sees temperature difference in building materials. How can this be beneficial to home owners? Thermal, or infrared, technology allows the user to pinpoint air leaks, moisture penetration, energy loss, and other items in a home. For example, say we have an area around a window that is leaking. Inside this wall the insulation is becoming saturated by the water entry. This situation may not be visible yet to the naked eye. With thermal, or infrared, technology, I can find this situation, and possibly see how extensive the damage may be, and possibly find the origin of the leak itself. Previously, this would not be possible without removing drywall. Now the diagnosis can be done with no demolition to the building. 

Thermal imaging allows us to more quickly and accurately document situations in a typical home inspection. Its’ uses are quite vast and every day we hear of new uses that are being introduced. In a home inspection, the exterior and interior walls, and ceilings would be scanned to verify moisture penetration and excessive energy loss. This technology can also be implemented to examine electrical panels for poor connections, or excessive heat buildup in the breakers themselves. 

All in all, I think my clients will be very happy with the addition of thermal imaging to my inspection service. With this information, they can rest assured that they are making a good decision when it comes to the purchase or maintenance of their home.
