Everything is looking better and better each month in Maricopa County. As we close up 2011, I think we can look forward to a even better 2012! Here is the Foreclosure Data from the Cromfort Report, a trusted resource for real estate statistics in Maricopa County.
- Active Notices of default for residential properties as of the end of October ’11 were 21,903 units. Down from last month of 22,301. This is the 11th month in a row that we have seen decreases in the number of Residential Active Notices. Down from the all time high of December ’09 of 47,606
- Foreclosures were at there all time high in March 2010 at 5,451. Residential foreclosures were 2233 last month. This was down 454 units from September.
- The residential REO properties are sitting at 10,451 vs. last month of 13,556. Down 3015 units from last month! October of 2010 there were 20,821 REO properties, down 50%! Listed properties are approximately 2,713 units and pending are 3195. That tells us that there is approximately 4,544 properties that are foreclosed but not yet on the market.

As long as the notices for default stay on this path this is good news. Crystal ball, no I don’t have one of those, but I like what I’m seeing with these numbers and so should you.

Charlotte home inspectot Chip Sprague of Home Inspection Carolina was recently inspecting a home in Davidson NC when he found a slight problem. You couldn’t close the door all the way because the toilet blocked it. Now I I know what your thinking. Why don’t you just drop the pins out of the hinges and move it to the outside of the toilet. Yes you are right. You could do that but hen you won’t be able to open the dorr all the way. Now we could do a rather redneck repair and notch the door so it will open and close.

Many people change their name due to divorce or marriage. When this happens, it is necessary to adjust the information on your passport and other identification. It is important that all your travel documentation have the same information and that travel tickets match that information. A expedited passport name change application is not difficult to do and can be made in person, by mail, or on the Internet.
In order to modify your U.S. passport information by mail, you must have the document, its issue date must be after you turned sixteen, and it cannot be older than fifteen years. Additionally, there are some legal papers that you will need to support the request. Find and verify the mailing address to where you must send the request and documents before you begin.
To begin the process, the appropriate application must be completed. Check with the appropriate department to obtain the right application. You will also need your current passport and if your travel document it more than ninety days old, a new picture.
There is a particular form for a document that is under a year old and a different one for the document that is older than one year. Make sure that the correct form is used by checking with he state department. Also, if the modification is for a travel document that is under one year old, there is no charge. To support the request for a name adjustment, there are certain legal documents that are needed. The documents include divorce papers, marriage license, or court orders.
Those individuals who are not able to make the modification through the mail will need to request it in person. The adjustment can take place at any post office or passport acceptance facility. As with the request by mail, legal documentation such as court orders,divorce papers, or a marriage certificate will be used as supportive documentation of the name modification.
It is also necessary to bring an expired travel document or current driver license as identification. Along with those items, a birth certificate, naturalization papers, or citizenship papers will be used as your proof of citizenship. A new photo must be provided and the fees are paid by check or a money order. The completed application will have to be signed when an agent instructs you to.
The Internet is another convenient way to make adjustments to travel documents with online agencies that are approved by the government. Using the online service, modifications are made quickly and travel documents are in your hand within a day. The Internet provides expert third party agencies that assist with making the adjustments.

Charlotte home inspector Preston Sandlin found a dangerous situation on a recent Charlotte home inspection where he found two wires going into the same breaker causing a situation where the the wires could heat up and cause a problem. Square D is the only breakers that are made to allow for two wires into one breaker. If it isn’t the specially made sqaure D it is probably going to be a double tab that is illegal and is a fire hazard like the one you see here. If you have a double tap you should call a lisensed electrician.

In the picture above you can see that there is no insulation under the kitchen sink area. This is a picture from Winter time and you can see the heat is escaping under the kitchen cabinet. One of the most common problems we see daily on our home inspections is trim damage. Trim damaged is caused moisture gets to wood on your house where it is not primed or painted. Wood is porous and will wick up water. Usuallly the exposed wood is primed and painted and can handle weathering. The problem comes once moisture gets in behind the the wood and it gets wicked up. This is why you have to keep all wooden joints caulked. Areas that are most likely to get moisture damage are trim joints and places where wood meets other other materials like where the garage trim is like in this picture.
