Trust me its past the point of a claim, its a fact, and my Thompson’s Realty associate and colleague, Kristin Lavanway with the East Valley Team has put together this great video as to where we stand with inventory in the Phoenix area  as of the last week of August 2011.

If it matches, when you type in the actual name, the URL should pop up in the HTML box. It’s pretty simple.

When you search the internet, you probably insert “dot.com” after every website. This is literally an internet address, a street name endowed to a virtual street. “Dot.com” is the most popular and therefore usually the least available. Purchase it if you can but if it’s not available, go for the second most popular which is “. Net”. It’s really a matter what you’re willing to pay for and just a little extra money can get you so much more.

This means that you’ll have to choose between “dot.com” and others. Remember that “dot.com” is not always available because it’s the most popular. However, it’s the best to have because it’s the most well-known. Go for it if you see it. If it’s not available, next in line is “dot.net” which is second. You may go down a list but if you can, stay away from international URLs like “. Intl”.

In summary, web hosting site is probably the most effective way to go when setting up a business for the first time online especially with use of GoDaddy. It makes it easy and effective, and most of the technical work is already done for you. All that’s left is for you to update your site and fill it with content now that GoDaddy Hosting is doing everything else.

Low Inventory, Multiple Offers . . New Construction Could Be An Alternative

I’m currently working with a client that is trying to purchase a 3,500 plus square foot home with five bedrooms and a pool in the Northwest Valley. He’s a veteran with some bad knees so he has some special requirements, i.e. master bedroom and laundry room needs to be on the first floor. He’s also going to be doing a VA loan.

The problem we keep running into due to the  low housing inventory is that when a property does hit the market we are confronted with a multiple offer situation. Also lenders of distressed properties are not too keen on VA loans for a couple of reasons. First being that VA loans appraisers are extremely conservative with their appraisals and if the VA appraiser comments “that there’s some work that needs to be done to the house” the seller has to get someone to fix it or fix it themselves. It also has to be fixed before the loan can be closed. Well we all know by now that distressed properties are pretty much sold “as is”  and that distressed homes are the majority of homes in the resale market.

Because frustration was clearly setting in for my buyer we decided maybe we should check out some of the greater Phoenix area new home developments. He doesn’t have a specific time frame that he needs to close on a property so a new build could work for him. What I found out is that there are still many new home builders that are “still building” contrary to everything we read in the papers. Also new home developers do not put their homes into the MLS unless they have a spec home they would like to sell. However after considerable time and  research I was able to  identify home developments that could build a home that would fit my buyer’s criteria and I was pleased to find that we had several options.

What I was able to conclude based on my research is that new construction can be a great alternative if you can not find a home in the resale home market. There are some great incentives that are being offered by these developers, i.e. anywhere between ,000 to ,000 in options/upgrades, up to 3% of closing costs paid if you use their preferred lenders, a couple of them were including 2″ faux wood blinds throughout the home etc. Also appealing are the home warranties that come with building a new home and some great “green” features. Oh did I mention “no multiple offers” and a brand spankin new home.

In another post I will give my strong opinion about the new home developers that don’t have models of their floor plans. This is a definite negative. Yes you can go into one of their other models and see the standard options vs. the upgrade options but not being able to see the actual home you will be buying is really problematic.

I still would not let that stop you from going and checking out some new home developments. I would advise you to take your Realtor® with you on your first visit so that you can make it known that you are working with a Realtor® and that you have someone representing you.  You should avoid that “dual agency” situation where the builder is representing themselves and you at the same time. Having a professional on “your” side is always a good thing.

Herbalife Scam – The requirement to Know Truth About Herbalife

Herbalife truly is a company gone international with distributors in 65 countries. Don’t allow this figure fool you into not investigating the truths all around the Herbalife scam.

The Herbalife scam is real and here are some can be a quick review of why you might want to avoid the corporation.

A) All Scams Have their own Beginnings

Founded in 1980 by Mark Hughes (who died in the young age of 44, was a devoted consumer of his or her own products and whose dead body was discovered with substantial degrees of alcohol and sleeping pills), Herbalife is currently over Two-and-a-half decades old and boasts 1.5 million distributors in 65 countries.

According to Herbalife corporate, the common distributor’s 2006 earnings each month was $5,100, and from a few things i have heard recently that figure is anticipated to drop for 2007. Personally i think this can be a decent average to report, however, let us take a look at the following:

Near to only 1% of Herbalife distributors are responsible for earning over 85% with the company’s wealth – which means near 99% from the company is fighting for your remaining 15% of sales that make up the billion dollar Herbalife empire
These aren’t the percentages you want to see when contemplating a multi-level marketing company. Additionally:

Herbalife products, typically, can be bought at 30% greater than the identical product with the very same ingredients, only with a different name, at most of the nutritional stores

Fountain Hills-Verdes “Volunteer” Sheriff’s Posse Needs Our Help

Fountain Hills Sheriff's Posse Needs Our HelpThe Fountain Hills-Verdes Sheriff’s Posse is a group of volunteers in the community. The have served the area communities for over 30 yrs. They are the eyes and ears for the Sherriff’s deputies helping at all hours, day and night. The members donate their time in patrols, deputy assistance, traffic control, prisoner transport and many other activities. They view their jobs as helping families feel safe, ensuring that Fountain Hills and our neighbors in the Verdes communities remains a great place to live and work.

The Fountain Hills-Verdes Sheriff’s Posse receives NO funding from the Town of Fountain Hills, the Sheriffs’s Office or Maricopa County.

All of their uniforms and equipment are purchased by each individual.  Everything that they do to keep the posse running comes from donations or special events. Donations are used to maintain their vehicles, property and equipment

Donations also support the Vacation Watch Program. Posse members walk the home exterior and property looking for any signs of possible problems. Residents of Fountain Hills and Verdes can request a Vacation Watch of their homes by The Maricopa County Sheriff’s Office – Fountain Hills office at 480-837-8800 or stopping by the MCSO office int the Fountain Hills Town Center and completing a vacation watch request card.

Dopłaty do wypoczynku letniego mogą być finansowane z różnych źródeł. W zależności od tego jakie to jest źródło inne będą obowiązku w zakresie składek na ubezpieczenie społeczne oraz podatku dochodowego.

Najkorzystniejsze dla pracownika są dopłaty finansowane z zakładowego funduszu świadczeń socjalnych (ZFŚS). Na mocy rozporządzenia ministra pracy i polityki socjalnej w sprawie szczegółowych zasad ustalania podstawy wymiaru składek na ubezpieczenia emerytalne i rentowe: (§ 2 pkt 19) podstawy wymiaru składek nie stanowią świadczenia finansowane ze środków przeznaczonych na cele socjalne w ramach zakładowego funduszu świadczeń socjalnych. Nieco inne rozwiązanie przewidziane jest w ustawie o PIT. Zgodnie z art. 21 ust. 1 pkt 67 tej ustawy zwolnione z podatku są pieniężne i rzeczowe świadczenia otrzymane przez pracownika, które są sfinansowane w całości ze środków zakładowego funduszu świadczeń socjalnych lub funduszy związków zawodowych, łącznie do kwoty 380 zł w danym roku podatkowym. Tak więc środki otrzymane z ZFŚS będą zwolnione z oskładkowania, lecz od kwoty powyżej 380 zł należy odprowadzić podatek dochodowy.

Limit ten nie obowiązuje w przypadku dopłat do wypoczynku dla dzieci i młodzieży do lat 18. Warunkiem jest by wypoczynek ten był zorganizowany przez podmioty prowadzące działalność w tym zakresie, a środki pochodziły z funduszu socjalnego lub zakładowego funduszu świadczeń socjalnych.

Rankingi :

Istotną rolę odgrywa tu słowo dopłata. W przypadku gdy pracodawca sfinansuje w pełni koszty uczestnictwa dziecka np. w obozie, wówczas świadczenie to nie będzie dopłatą i w całości będzie podlegało opodatkowaniu. By skorzystać ze zwolnienia danego świadczenia z PIT wypoczynek dziecka może przybrać formę wczasów, kolonii, obozów i zimowisk, w tym również połączonego z nauką, pobytu na leczeniu sanatoryjnym, w placówkach leczniczo-sanatoryjnych, rehabilitacyjno-szkoleniowych i leczniczo-opiekuńczych, oraz przejazdów związanych z tym wypoczynkiem i pobytem na leczeniu.

Dopłaty do wypoczynku mogą być również sfinansowane ze środków przedsiębiorstwa. W takim przypadku będą one podlegały oskładkowaniu, a dodatkowym obciążeniem będzie tu podatek dochodowy. Gdy dopłata jest przeznaczona na wypoczynek dla dzieci i młodzieży do lat 18, zorganizowany przez podmioty prowadzące działalność w tym zakresie, podatek dochodowy pobiera się od dopłaty w kwocie przekraczającej 760 zł. Warunkiem braku podatku do kwoty 760 zł jest, by dane środki były faktycznie jedynie dopłatą, a wypoczynek dziecka przybierał jedną z w/w form (wczasy, kolonie obozy, zimowiska itd.).

Kolejnym źródłem, z którego mogą być dofinansowane wyjazdy wakacyjne jest fundusz socjalno-bytowy. Świadczenia wypłacane z tego funduszu do wysokości nie przekraczającej rocznie kwoty odpisu podstawowego za zatrudnionego, czyli do kwoty 1093,93 zł (37,5% przeciętnego wynagrodzenia w roku poprzednim lub w drugim półroczu roku poprzedniego, jeżeli było wyższe) nie stanowią podstawy wymiaru składek. Od tego przychodu trzeba jednak doprowadzić zaliczkę na podatek dochodowy. Do podanego limitu ze składek są zwolnione środki przeznaczane także na inne niż kolonie, obozy oraz zimowiska cele. Kwota przekraczająca ten limit będzie podlegała oskładkowaniu.
