Summer Has Arrived

Summer brings lots of family fun, but two areas that are a big part of Summer are the Heat and Vacations! Premier Home Inspection would like to provide you with some tips for your home during the Summer months.

SUMMER HEAT IS HERE

The heat has arrived!  Half of the energy used in homes goes toward heating and cooling. Air conditioning systems are especially overworked this time of year, so it is important to check them on a regular basis to make sure they are in good condition and are functioning in an energy efficient way.

A central air conditioning system must be periodically inspected and maintained in order to function properly. While an annual inspection performed by a trained HVAC professional is recommended, homeowners can do a lot of the work themselves. So it is good idea for homeowners to keep an eye on their properties while also keeping some unique and helpful hot weather maintenance tips in mind. Here are a few items to put on the home maintenance checklist for the especially hot and humid time of year:

Clean the Exterior Condenser Unit and Components

The exterior condenser unit is the large box located on the side of the building that is designed to push heat from the inside of the building to the outdoors. Inside of the box are coils of pipe that are surrounded by thousands of thin metal “fins” that allow the coils more surface area to exchange heat — after turning off power to the unit!

Inspect the Condensate Drain Line

Condensate drain lines collect condensed water and drain it away from the unit.  They are located on the side of the inside fan unit. Sometimes there are two drain lines—a primary drain line that’s built into the unit, and a secondary drain line that can drain if the first line becomes blocked. Homeowners can inspect the drain line , which take very little time and require no specialized tools.

Clean the Air Filter

Air filters remove pollen, dust and other particles that would otherwise circulate indoors.  A dirty air filter will not only degrade indoor air quality, but it will also strain the motor to work harder to move air through it, increasing energy costs and reducing energy efficiency. The filter should be replaced monthly during heavy use during the cooling seasons. You may need to change the filter more often if the air conditioner is in constant use, if building occupants have respiratory problems, if you have pets with fur, or if dusty conditions are present.

 Make sure air vents are not blocked by drapes, carpeting or furniture.

• Anytime the unit makes loud noises or shows signs of rust, have it checked by an HVAC contractor to make sure it is working properly. If the unit is too old replacing it may be the right thing to do because inefficiently working air conditioners create much higher utility bills.

GET YOUR HOME READY FOR VACATION

The car’s loaded, and you are ready to head off on your summer vacation.  Then, you begin to wonder, if you left the coffee pot on.  When you’re trying to get ready for vacation, taking some extra time to thoroughly prepare your house means you can enjoy your vacation without worrying about anything more than a sunburn and family fun.

However, according to the FBI, more burglaries are committed during the vacation months of July and August and during daylight hours.

A check list to prepare your home may include:

  • Contact a trusted friend to check your mail at least every two to three days and put it inside your house.
  • *Suspend your paper delivery for the length of your vacation. A pile of newspapers that have not been picked up off the front lawn is a sign for criminals.
  • Provisions for the cat/ dog/ plants left behind such as adequate water and food.
  • *Have an extra house key made to give to a family member or trusted friend who lives nearby in case of an emergency.
  • Unplug appliances including computer, TV, toaster, microwave and coffee maker while you are gone.  These appliances are still using power when you are away.  This will reduce your bill and avoid any hazards from a possible storm or power surge.
  • Turn your thermostat up as well to reduce energy use while away.
  • Alert your security company of your vacation dates.  Also, be sure and give your approved visitors (caring for your mail and pets) the security code and actions to take incase alarm accidentally goes off.
  • Finally, the walk through to confirm all windows and doors locked, lights off except the ones for security (always leave a light on for security).  Check all appliances and take out the trash.

Do You Know The Current Value of Your Fountain Hills Home?

So here we are almost 5 years since the housing market started its nose dive. So here’s the question I have for you, do you have any idea what your home is worth today. I hear all kinds of statements from homeowners, some say I own my home outright and I’m not moving so it doesn’t make any difference to me, yeah I know it’s not worth what I paid for it, well my neighbor just sold his for $$$$$$$ and mine has all these extra things so mine has to be worth $$$$$$$.

Fact of the matter there are many home owners in Fountain Hills that just don’t know what the current value of their home is. There is no question that it took a good three years into this housing mess for home owners to face the fact that their homes were no longer worth what they once were in 2005, 2006 and part of 2007.  Those that tried to sell their homes at unrealistic prices passed up realistic offers only to end up with a lower offer several months later as prices continued to head downward.

Now its July 2011, we have encountered the likes of short sales and foreclosures in our Fountain Hills neighborhoods like we have never seen before. It has only been in the past few months that the foreclosures are tapering off. Homes in all price ranges are selling and our Fountain Hills inventory for single family homes is very low. As of today we’re down to 317 residential properties, 190 of those are single family homes.

Time to think about selling. . . maybe. Some home owners do know the value of their homes and know that they cannot afford to sell, they owe more on their mortgage than the current value of their homes. By the way this fact is also contributing to the lack of replenishments in the market. If you are confident that you are not in this situation, there are a lot of Realtors® that probably have a buyer for your home right now.

Knowing the current market value of your home is pivotal if you want to take advantage of this “seller’s market” window of opportunity. I say window because I like many agents don’t know how many more foreclosures or short sales may or may not come on the market. I only know what is going on in the market now.

Even if you don’t need to sell aren’t you a little bit curious about your home value. As crazy as this sounds I think some home owners don’t want to know, they’re just fine in knowing its not worth what it was a few years ago. There’s the underlying feeling that even if it’s not worth what it was, prices will go up again and they’re  fine with waiting for that to happen. Of course there is nothing wrong with that thinking as long as it too is realistic.

Flat Roofs And The Monsoons. . . Maintenance Is Key To Preventing Leaks

This post is probably on the late side since we are already in the middle of our monsoon season. Hopefully you have done some of  things I am going to bring to your attention and have not experienced any leaks since our monsoon season began. I know at the writing of this post that we are expecting the return of our monsoon storms for the next few days and let’s hope our flat roofs in Fountain Hills and other areas of the Valley are all in good shape.

If you have not already done so, you or a licensed roofer should be doing  a visual inspection a couple of times a year and also after every big storm. I know what a pain in the neck that is. By the way if you are going to inspect your roof yourself beware of doing it in the early morning hours if there is any dew on the roof, it can get very slippery. In no way do I want to be responsible for you falling on your tush or worse yet breaking any of your extremities.

The two most common types of  flat roofs in Arizona are a foam roof or a built-up/asphalt roof and you will look for the same things for either one.  By the way the information I am giving you was taken from Rosie On The House, a well know Arizona contractor with an equally good reputation. Here’s Rosie’s advice.

  • Look for every roof penetration, around the chimney, vents, skylights, walls, flashing, air conditioning elbows and stands, antennas and support wires and satellite dishes.
  • Remove any build-up of dirt, leaves or pine needles around drains, scuppers or crickets that would cause pooling and keep water from draining off the roof.
  • Trim tree branches away from your roof.
  • Check for damage or holes in the areas where your flat roof joins a tiled or shingled roof.
  • Inspect the outside edges of the roof for loose roofing material or drip cap flashing.
  • Look for cracks along the seams of rolled roofing.
  • Search for holes pecked by birds in foam roofing.
  • On a territorial-style home with stucco parapets, judge how well the stucco on the top and backside of all the parapets is holding up. Cracked stucco or a poor flashing job between stucco and roof material are common problems that can lead to leaks.

If any of these items exist and are not repaired or cleaned up either by yourself or a licensed roofer you are leaving yourself open for a probable roof leak, if not now, then in the foreseeable future. I can tell you those are not a lot of fun.

Charlotte Home Inspector Finds Missing Insulation with Infrared

Charlotte home inspector Preston Sandlin recently inspected a home in Matthews NC and found a number of issues even though it was a new home.  Fortunately for the buyer Preston and Home Inspection Carolina are employing new technology in their inspections which allowed them to find things that would have been invisible to the naked eye.  There were several places where the subcontractors missed insulation.  As you can see from this infrared photo where there is an anomaly where there is missing insulation. No home inspector would have been able to see this with the naked eye.

Charlotte Home Inspector Finds Moisture Damage Around the Front Door.

As home inspector in Chtarlotte NC I find hundereds of problems a day and some of them are more common than others.  One of the most common that I find on many inspection is wood and trim damage.  This happen when the wood expands and contracts with changes in the weather.  When this happens moisture is allowed to get in behind the wood where it is porous and it wicks it up.  When this happens you are on the road to moisture damage and soft wood.  The answer is caulking and recaulking every so many years dpending on th quality of the caulk.  Caulking  prevents the moisture from getting in and causing problem.

Charlotte Home Inspector Makes a Shocking a Discovery

Charlotte NC Home Inspector Reveals Huge Termite Damage

Charlotte home inspector Preston Sandlin was inspecting a home in Dilworth in June 2011 when he found some really bad termite damage.  The termites had heavily damaged the front band sill and many of the floor joists on the front half of the house.  This termite infestation had been in this Charlotte NC home for quite some time. The Ridge At Diamante Del Lago In Fountain Hills

Location, location, location the Ridge at Diamante Del Lago in Fountain Hills sure has that going for it an a lot more.  This gated single family home community was developed  in 2001-2002.  The Ridge at Diamante Del Lago has two separate entry points, one up off of La Montana where homes have superb views of Four Peaks and the flanking mountain range, Red Rock or Fountain Park. The other location is along Panorama Drive directly across from Fountain Park that also has some fabulous views.

Homes range in size from 1,620 sq. ft. to 2,158 sq. ft. just the right size for a second home owner, or retiree or those not wanting the upkeep of a larger home. The floor plans are two or three bedrooms with a den and plenty of windows to take in the views. The two bedroom floor plans have two master suites which is nice for the out of town guest.
