Charlotte Home Inspector Ralph Massie was inspecting on home on Linda Dr when he noticed a couple of dark areas on the roof near the chimney,  Upon checking it with a moisture meter probe it was found that the area had an active leak.  It wa over 60% moisture.  Th flashing between th chimney and the roof was failing causing this active leak.  This chimney is going to have to be reflashed.

The American Legion Riders and Sons of the American Legion will be hosting their 2nd annual Motorcyle Show with all proceeds to benefit Legion charities. The show is open to the public from 10 a.m. to 6 p.m at the Legion Post located at 16837 E. Parkview Avenue in Fountain Hills.

Now I have never been on a motorcyle but I sure do appreciate looking at a hunk of bike. Some of them are drop dead beautiful, all that chrome and leather, awesome. Now stay with me, its the bikes I’m talking about here. One of the  reasons I think this is going to be another great Fountain Hills event is there will be an antique bike display. A couple of the highlighted bikes will include a 1949 bike from Steve McQueen’s estate, a 1915 Indian Twin from Cannonball Run and a 1941 Indian 841 Military Flathead.

The bike show is a ride-in only and there is a registration fee of , 9 a.m. to 12 p.m. There will be nine classes of bikes on display. Now besides all the hoopla with the bikes there is going to be live music all day by unKnown Associates and HEMI Dave. No I don’t have a clue who they are, but its free!  There is also going to be great food, and what they are calling  ADULT beverages. I think we have a real party going on here.

The Legion is going to have some great silent auction items. Examples include lunch with Scott Passmore, the good looking single new anchor from KTVK Good Morning Arizona, a foursome for golf, a ROMANTIC Sedona getaway, (I could use that), and autographed baseballs by Fergie Jenkins, Hall of Fame 91 and National Cy Young Award winner. So guys if you were looking for something fun to do this weekend this could fit the bill. See ya there!

One of the many forms of personal injury is mesothelioma, which is caused by asbestos exposure. 1.      Physical Exam

If the patient shows symptoms of either pleural or peritoneal mesothelioma cancer, a doctor will administer a physical exam and check your medical history.  In addition to basic blood tests, fluid in the abdomen may lead the doctor to suspect mesothelioma cancer.

2.      Image Scans

When diagnosing patients for mesothelioma cancer, a variety of image scans will be utilized.  Here are some which may be used:

o   An x-ray image of the chest may help the doctor diagnose pleural mesothelioma—signs such as plaque or fluid surrounding the lungs.

o   Computed tomography, or CT, scans may be used to develop a model of the patient’s lungs.  CT scans are used to locate the cancer, as well as help determine what stage the cancer is in.

o   A PET (Positron emission tomography) scan focuses on areas of the body that show the highest amount of radioactivity.  Although it may not offer the most detailed image, it can let the doctor know if the cancer has spread to other parts of the body.

3.      Scopy

After imaging, the doctor can either administer a thorascopy or a peritoneoscopy.  Both methods involve incisions in the chest and can help the doctor pinpoint the location of the cancerous cells.

So what’s going on out there, some of my investor clients are getting very frustrated. We have all heard it “cash is king” when it comes to buying real estate, but right now an investor that has cash may not make any difference on new Fannie Mae or Freddie Mac properties that come on the market. What are designated as “1st Look” properties are persona non grata to investors for the first 15 days that the property is on the market. Bottom line, investors are not welcome, as they said in the 1948 film with Humphrey Bogart “we don’t care about no stinkin cash”, OK it was badges, yeah yeah yeah. .

Often there are multiple offers on these properties by first time home buyers hoping to get a good deal without competing with cash investors. When this happens the chances of the property being available to investors after the 15 day 1st look time period expires is pretty remote.

Many of these properties are in Neighborhood Stabilization areas. These areas are trying to keep investors out of the neighborhood. Investors are known to buy lower end priced properties and rent them out hurting the value of other properties in the neighborhood, or if they can’t get them rented they can sit there vacant. Besides Fannie Mae and Freddie Mac foreclosure properties, there are Neighborhood Stabilization areas where newly constructed homes are being marketed for very low attractive prices. Again they are looking for buyers that will occupy the property as their principal place of residence. Sorry its a big NO to investors.

My feelings are that this is a good thing. It’s good for the neighborhoods and its good for first time home buyers or even retirees. It may not be great for the investor, but with 33% of our inventory being purchased for cash by investors, there is obviously enough inventory to go around for everyone.

These days when I am reviewing new properties for clients I am seeing more and more properties that state “this property is eligible for Homepath financing”. Since I have many of my clients set up with their own portal where they receive new listings as soon as they come on the market, I’m saying to myself  “I bet they wonder what that is, this Homepath Financing”. Then I said to myself, that would be a good topic for a blog.

To get you the best information I went to the Homepath Financing website and found out as much as I could which were the basics. As I continued my search to find out the best way to tell you about Homepath Financing I found a blog written by The Santos Team in Orlando Florida covering this very subject.
